Hello,
I currently have a situation where files may have been deleted from a disk volume on one of my azure vm's, and we have all our disks encrypted with ADE. I want to be able to view the files on the backups that I have in retention, but it seems like my only method of viewing the files is to either attach the restored disks to an existing VM, or deploy an entirely new VM with the disks attached.
When I try to attach just the restored data disk and not the OS disk to the existing VM it asks for a bitlocker recovery key. When I boot a fresh VM with the OS and data disks from the restore set attached, I can view the files.
Is there a method to view the files on an azure managed disk that is encrypted with ADE through azure storage explorer or storage emulator? Some other method besides having to attach the disks to a VM?
(small rant below) Azure recommends encrypting disks with ADE, but because you do, you are somewhat hamstrung in a few different areas, like the ability to perform file level recovery, and the ability for Azure support to gain insights into your VM for support scenarios. I know, I know, security sometimes comes at the expense of convenience but I just want to view the files on my backups and this stinks.

The moral to my story is that MW2 was more to the point an escape from reality from my sandbag of an ex. The best COD to date so thank you for that and its great to see it on XB1

I know the sub has been a little dry over the last few months. I will be doing more sample deal posts. These are actual live deals that are on the market that I am underwriting for consideration as an investment.
The deal I am talking about today is a strip center in the DC MSA that has two tenants:
- Verizon Store (not corporate, but large franchise)
- Premier salon chain (Corporate)
Now when buying a strip center or a leased asset, you want to really review the underlying tenants. Are they strong? Do they have a track record of paying rent? Any defaults?
In this case, the Verizon franchisee is one of the largest in the region with more than 30 locations. The salon is a premier chain nationwide. Its important to note that both tenants paid their rents on time through Covid and are current on all payments.
The property was built in 2016 is fairly small with a net rentable area of 2,824 sqft. This is primarily due to its location in a core urban environment. Its located adjacent to a major grocery chain. This is a densely populated area.
Both leases are NNN. Total rent is $155,000. The price is $3,100,000. This is a 5% cap rate. This may seem like a thinner cap rate. However, after reviewing deals nationwide, a 5 cap in an urban setting with two strong tenants seems to be market level.
My largest and really only concern is that pricing is about $1100 per sqft. However, the rents/occupancy in the market are justifiable. The cost to build a similar property in that market would cost more primarily due to land costs.
There are two scenarios for syndications here:
- Pay all cash and collect a 5% return annually (plus rental increases depending on the lease terms)
- Try to finance a portion of the acquisition
Paying cash is the easier route on the syndication front as investors can collect a stable distribution annually on their investment.
However, financing becomes a bit tricky. Remember, that the problem with financing is that depending on the interest rate and terms, debt could actually eat into your return. I put this out for term sheets to a couple lenders I know and the rates I was getting back were around 3.5-4%. This is for about a 50% LTV. With a 25 year amortization, the annual loan payment is about $93,600. This leaves you with a net cash flow of $61,400 and a cash on cash return of 3.9%. The return is actually less than if you were to buy it all cash.
In this above scenario, a syndication that were to purchase this all cash would be more beneficial. One major aspect to also consider is that we would need to escrow funds every year to future tenant improvements and leasing commission. Investors often forget about this, but it is important. If a tenant leaves, it will cost money to bring in a new one.
